Everything You Need to Know About Living in Oviedo, Florida
Looking for a town where you can exit your posh gated community and be eating alligator bites within ten minutes? Or better yet, careening through alligator-infested waters on an airboat? Oviedo - a little bit wild, a little bit exclusive - might be just for you.
Oh, but before we get any further, let me give you an insider tip. “Round these parts, we pronounce it O vee do. I know in Spain you have Ovee ay do, but there’s no need for that extra syllable around here. It’s simply Oviedo. Your GPS won’t know that, but don’t listen to her.
So come with me on a quick trip around some of my favorite spots in Oviedo and let’s see if Oviedo might be a good fit for you. Stick around to the end, we’ll get into the fun stuff.
I spent some of this past weekend in Oviedo. It was 102 degrees and I was dressed completely inappropriately for the weather, but that’s because I had a meeting at MI homes with some clients who went under contract to buy an awesome brand new home. So if you watch the video, whenever you see me, please note that my jeans are melted to my legs and I feel like I’m standing on the surface of the sun and all of my makeup dissolved instantly as soon as I stepped outside.
Let’s start off by talking about Oviedo’s location. For a lot of you, this is going to be key. Oviedo has a very strong position northeast of Orlando, and is located in Seminole County, whereas Orlando is part of Orange County. Check this out. Oviedo essentially borders UCF, or the University of Central Florida, which is located in Orlando. That’s one huge employer for many residents of Oviedo. Siemens also takes up a huge territory nearby. Oviedo’s boundary basically follows the toll road called the 417 on the west, and runs up to Lake Jessup at the north, which is where we will come to our airboat ride later on. The northern part of Oviedo is very rural while the southern part is going to be much more commercial.
The average household income in Oviedo is about $85,000, 77% of the people living in Oviedo own their home, and management is the top occupation, followed by education.
I would be remiss if I didn’t talk about Oviedo’s schools. Seminole County schools in general are among the best in the state. I’m not going to go into great detail on this as its something you can easily research on your own using a tool like greatschools.org, but all the schools in Oviedo were ranked at least a 7 out of 10 except for one. Don’t forget, even if you don’t have school aged children, the strength of the schools will come into play when you want to sell your home. If you are looking at a house, and you want to verify what school it is zoned for you, you can visit this website and simply type in the home’s address and it will list the elementary, middle and high school for you. Let’s talk houses. One thing I personally love about Oviedo is that many of the neighborhoods are established, with mature landscaping. Oviedo is a tidy and manicured area in general. It tends to have a well planned out feel, with attractive entrances to each neighborhood. Most of the homes are in an HOA, which tends to help keep it well kept. At this moment, there are 100 homes for sale in Oviedo, and 80 of them are in an HOA community. The median home sales price in the last 90 days was $375,000, the lowest price was $120,000 and the highest was just under $1 million. Currently in that $375,000 to maybe $450,000 range, you’ll get an approximately 2500 square foot, well-maintained block home with a pool. There are just a handful of homes in Oviedo that area older than 1980. Many neighborhoods are from the mid-1990s, and some are gated, but many are not. As with most of central Florida, there is a good bit of new construction going on currently . This is an MI homes community called Hideaway Cove, with prices starting at $490,000.
So let’s look at some fun stuff now. Like I said, the north part of Oviedo tends to get a bit wild and rural, with fresh local honey stands, vegetable stands and as mentioned airboat rides. At this point, you’ll have to switch to the video to see the fun things I found in Oviedo.
